The information herein is updated periodically and may not always be current. Information is maintained for municipal and tax assessment uses, and provided for illustrative purposes only. Building Permits

Building Permit Information

Please see the Town of Casco Zoning Ordinances for the complete details on building permits.

No building or other structure shall be erected, moved, added to, or strucurally altered without a permit therfore, issued by the Code Enforcement Officer to the owner of record or his/her authorized agent. No building permit shall be issued except in conformity with the provisions of the Zoning Ordinance, and all other applicable ordinances of the Town of Casco and any conditions imposed pursuant to said ordinances.

The Building permit shall be valid for one year from the date of issue. If construction has not been completed within the twelve-month period, the permit may be reviewed without charge for a second twelve-month period. Thereafter, if construction has not been completed, a new permit shall be applied for and the fee paid. Except as provided for in Chapter 3.2.3C of the Zoning Ordinance in which case the permit is only good for twelve months from the incident.

Application for a Building Permit

All applications for building permits shall be accompanied by plans drawn to scale, showing the actual dimensions and shape of the lot to be built upon, the exact sizes and locations on the lot of buildings already existing, if any, the location and dimensions of the proposed building, and the proposed sewage disposal system as required by the Maine State Plumbing Code. The application shall include such other information as lawfully may be required by the Code Enforcement Officer to determine conformance with and to provide for the enforcement of the Zoning Ordinance, including but not limited to a survey of the property performed by a professional surveyor. Applications shall be accompanied by a fee established in the Town Fee Schedule and revised periodically by the Selectmen.

Certificate of Occupancy

It shall be unlawful to use or occupy or permit the use or occupancy of any building or premises, or both or part thereof hereafter created, erected, changed, converted, or wholly or partly altered or enlarged in its use or structure, until a Certificate of Occupancy shall have been issued by the Code Enforcement Officer and endorsed to the effect that the proposed use of the building or land conforms with the requirements of the Zoning Ordinance. The Certificate of Occupancy shall be issued in conformity with the provisions of the Zoning Ordinance upon completion of the work provided that such safeguards as will protect the health, welfare, and safety of the occupants and the public are met.

 

Electrical Service

In order to obtain a new electrical service in the town of Casco, or if you need to reconnect an existing service, CMP forms 1190 and 1360 (see below) need to be completed. Form 1360 will need to be completed by a licensed electrician. If you are a home owner planning to complete your own electrical work you will need a state single family dwelling certificate which can be obtained from the State Electrical Website

The Official Zoning Map and the Official Shoreland Zoning Map were most recently adopted in June 2009. There are now two parts to the Official Zoning Map. All properties are subject to all the districts in which they lie. (The most restrictive provisions apply.)

The maps here are copies of the official maps. While every effort has been made to replicate accurately the official maps here, please use the hardcopies of those maps, available in the Town Office, as your final guide.

Zoning Map Part 1

Part 1 includes the following districts: Village, Residential, Commercial, Manufactured Housing Park, Aquifer Protection Overlay, Resort Commercial Overlay, and three Contract Zones.

Zoning Map Part 2

Part 2 contains: the Streams and Wetlands Protection District, and all the Official Shoreland Zoning Districts (LCR, LRR, RP, SP, WS).
